Of course, here it is also advisable to draw up suitable diagrams on which you will rely when carrying out the entire range of work.

It is worth considering that after you divide the room into two, natural light will remain only in one of them. This means that the second must have sufficiently powerful artificial lighting that can compensate for the lack of sunlight. Of course, there can be no question of dividing the room lengthwise so that each of the two resulting rooms has at least half a window.

A corner apartment located above the first floor may have a window opening onto the balcony, as well as a window along the long wall. This layout allows you to divide the room into two, albeit very small ones.


Most apartments have only one window; there is not even a balcony on the ground floor. You can select a tiny bedroom, but it will not have a window. But those apartments that are located above the second floor can be increased using the balcony area.

The happy owners of small “one-room apartments” with separate bathrooms and toilets do not have the opportunity to freely dispose of their space, since in other series of houses part of the space of a separate bathroom is considered residential. There are “one-room apartments” that have a window on a narrow wall and a balcony on a wide one. The toilet and bath are combined.

Reconstruction methods

Redevelopment of an apartment with 1 room most often involves creating a studio. To do this, remove the wall between the living space and the kitchen. The hallway is not affected by the alteration. An apartment with a large hallway can be transformed so that, by reducing the entrance area, the bathroom can be enlarged, it can be separated, and some space can be added to the kitchen area. The partition between the kitchen and the room is partially removed. The enlarged bathroom accommodates a bathtub, sink, washing machine, and the toilet can be equipped with a small washbasin. The bathroom becomes truly separate, allowing you not to wait for the opportunity to wash your hands, adding comfort to the studio.


However, this layout, despite all the obvious advantages, forces the sleeping area to be placed next to the hallway. The kitchen smoothly flows into the living room, and the adjacent bedroom is located almost in the former hallway. Such an apartment is suitable for one person if the owner is used to spending little time at home, likes to gather guests, and is undemanding to comfort and privacy.

Those who have a hallway that not only has a significant area, but also stretches along the entire width of the living space are more fortunate. The part of the hallway away from the front door becomes a dressing room. The part of the living space adjacent to it on the opposite side is used as a bedroom. Removing the partition between the kitchen and the room allows you to get a large kitchen-living room. The sleeping area is isolated from the kitchen using sliding partitions. The disadvantage of this option is the absence of a window in the bedroom.

Large one-room apartment with two windows

A one-room apartment doesn't have to be tiny. A large room with two windows on the short and long walls allows you to create a comfortable living space by allocating a separate small room for the bedroom.

Redevelopment begins by removing the partition between the kitchen and the room. Part of the room with a window along the long wall is fenced off with cabinets, creating a private sleeping area. The gap between the free walls of the cabinets is formed using diagonal sections. The kitchen, located opposite the bedroom, is separated from the rest of the room by a bar counter. The rack is placed parallel to the diagonal sections of the cabinets to create a geometrically correct passage. With this zoning, a window on a short wall becomes a living room window. If there is a balcony instead of a window, the living room becomes visually even wider and seems more spacious.

Replacing the bathtub with a shower will help save space in the bathroom. The washing machine is placed under the countertop, into which a sink is built in for washing. Above the countertop there are wall cabinets for hygiene items.

An area planned in this way is suitable for a family of 2 people who like to spend time at home. The advantage of the design solution will be the opportunity to retire in the sleeping area, a comfortable living room suitable for receiving guests. The disadvantages include the lack of a dining group, which the bar counter cannot completely replace.


If instead of closets the sleeping area is separated by partitions, then the area of ​​the resulting room should not be less than the established norm. This is necessary to obtain approval.

Niches and loggias

All ideas for remodeling a one-room apartment involve removing the kitchen wall. However, this is not always possible. Houses where the wall is load-bearing can only be transformed by using glass sliding partitions. Of course, space is divided where the square footage of the apartment allows it.

If you can only enter the room from the hallway, and a short wall contains a window or balcony, a sliding partition installed in the middle will allow you to create a private area for parents to sleep. A crib located on the outside of the partition will be protected from drafts. The source of air for parents will be the window, and for the child - the hallway door. The balcony will not be used; it will remain a recreation area and a place to store things.


Lack of space and the inability to increase space by removing partitions forces the use of loggias. Having insulated the loggia, it is made an extension of the living space, used to organize a sleeping place or work area. The remaining area is zoned, avoiding unnecessary items, using only the most necessary furniture.

The presence of a long loggia, covering the room and the kitchen, allows you to distinguish two zones on it. Installing a partition and high-quality insulation will make it possible to arrange a place for a child and a study for one of the parents.

For a one-room apartment with a niche, the logical solution would be to use a recess to create a comfortable sleeping place. A light curtain will separate the niche from the rest of the living space and provide privacy. The disadvantage of the solution will be the lack of a window in the bedroom.


Divide in half

Consideration of all possible options for redevelopment of a one-room apartment convincingly shows that demolishing the kitchen wall gives a very small gain in space. However, sometimes circumstances force you to turn one room into two. The closets will turn out to be tiny, but they will allow you to allocate a separate room for a child or an old man who requires rest.

It is convenient to divide if the room has two windows: along the short and long walls. The hallway is shortened and a partition is installed to separate its far part. The partition continues further into the living room area. The new room is separated from the passage to the kitchen by an accordion door. A light wall separating the new room from the general area is installed immediately after the window on the long side. The resulting room can serve as a dining-living room, then the door to the rest of the living space, which has also become an isolated room, will be in the living room. The new room will become a passage from the corner.

If the area was divided to allocate space for a person in need of privacy, then the entrance to the second room is made through the kitchen. At the same time, the useful area of ​​the kitchen becomes even smaller.


Before you start

When planning to remodel an apartment, thinking through the design, you must remember that the work will take a lot of time and require significant investments. To avoid wasting them, it is necessary to determine in advance the type of alteration and obtain legal permits.

There are 3 types of redevelopment:

  • not requiring approval;
  • requiring project development;
  • requiring development approval from the organization that owns the copyright to the house design.

When making changes of the first type to the layout of an apartment, it is necessary to transfer documents to the multifunctional center (MFC) for review after the work is completed. Residential plans are required before the transformation and after its completion, a statement of the established form.

The first type of work includes:

  • replacement and relocation of plumbing fixtures within existing boundaries in the bathroom and toilet;
  • installation of an air conditioner without punching additional holes in the walls;
  • elimination of built-in furniture;
  • moving the electric stove and sink in the kitchen.

To install a satellite dish, approval is required.

Changes of the second type require prior receipt of an apartment plan from the BTI. The design of the redevelopment should be carried out by a specialized organization that has access to an SRO. To carry out redevelopment, an application of the established form is written, it, together with the developed project, is submitted to the MFC, from where the papers are sent to the housing inspectorate. If approval is received, the planned work is carried out. Deviations from the project are not allowed. After completion of the alterations, an authorized representative of the inspection checks the compliance of the work performed with the project and draws up an acceptance certificate for the redevelopment. Based on the act, the BTI issues a new registration certificate for the residential premises.


The second type includes:

  • removing the partition separating the bathroom and toilet;
  • reducing the area of ​​the corridor or closet to increase the bathroom;
  • dividing the living space into two rooms;
  • structural changes to the flooring (insulation).

The expansion of the bathroom cannot be done at the expense of the living space.

Changes of the third type include any alterations affecting load-bearing walls. Since work with load-bearing structures requires the approval of the author of the project, it is better to order the development of redevelopment from the organization that owns the copyright to the house. The work is carried out strictly according to the design documentation, then the same actions are performed as for alterations of the second type (according to the scheme: MFC - housing inspection - BTI).


The third type includes:

  • transfer and installation of load-bearing walls and ceilings;
  • cutting openings in load-bearing structures;
  • moving a bathroom or kitchen.

Useful little things

After redevelopment, the apartment will not become larger, it will become more comfortable. To make living in a one-room apartment more comfortable, you should not purchase too much furniture. The laconic style of the furnishings will make the room lighter and visually more spacious.


The widespread use of folding and retractable furniture will allow you to use only what you need now at any given moment. A transparent tabletop and mirrors will deepen the space and fill the room with light.

Each zone requires separate lighting. Comfortable lighting in the kitchen, a cozy floor lamp next to the sofa in the living area, a sconce above the bed - not only will highlight the highlighted areas, but will also help to “turn off” the space that is not currently being used.

The variety of options for redevelopment of a 1-room apartment comes down to placing everything necessary for life in a small area. For a family of three or more people, this option is not very convenient. But for a young family or one person, a small apartment can become comfortable if its design is well thought out.
